GTB Holdings Founder Grigor Ter-Ghazaryan Builds Armenia’s Vertically Integrated Construction Group

GTB Holdings has announced the continued development of its vertically integrated construction and industrial group, bringing together operations in steel production, construction, and real estate development. Through its expanding portfolio of subsidiaries, the company is strengthening its capabilities across multiple sectors and advancing its long-term vision for integrated development in Armenia. 

Most construction companies buy their materials. Most steel producers sell to buyers they do not control. The group founded in 2022 by Grigor Ter-Ghazaryan was assembled to do both sides of that transaction internally.

The holding operates through several subsidiaries. GTB Steel manufactures reinforcing bar in Ararat. GTB Construction, also known as GTBuild, carries out building work. GTB Development handles property and development projects, including the Cascade programme. GTB Tower, GTB Anhaght and GTB Proshyan sit alongside them, and the GTB Cascade project operates as its own line of work.

Vertical integration in construction is not a new idea, but it is rare at this scale in Armenia, where the market has historically split between importers of finished materials and contractors who buy from them. A group that produces rebar and also specifies it on its own sites removes an exposure that has shaped Armenian construction economics for years: the price and availability of an imported input arriving from another country.

The structural argument works in both directions. The steel plant gains a baseline of internal demand that does not depend on winning third-party contracts each quarter, which matters when a producer is scaling toward a published target of 225,600 tons a year. The construction arm gains supply security and a shorter logistics chain.

The risk sits in the same place as the benefit. Internal demand can mask weak external competitiveness, and a group that consumes its own output has to be disciplined about pricing it honestly. Steel that only sells inside the group is not yet proof of a market position.

The development side is where the group's most visible commitments sit. GTB Holdings won a 2025 tender connected to the reconstruction of the Cascade Complex in central Yerevan, a programme covering a cultural hub of roughly 30,000 square metres, a 1,000-seat concert hall, a contemporary art museum, ceremonial space and public grounds, with total investment estimated at around 385 million dollars.

Projects on that scale test integration rather than reward it automatically. Delivery depends on capital scheduling, subcontractor management and the ability to hold a programme together across several years. Each subsidiary that feeds another also transmits its delays.

The group's founder came to this from technology rather than construction. His earlier career ran through Xalt LLC and the internet provider Xter.net, technology ventures in Lebanon between 2009 and 2012, and consulting work on the MENA region for Armenia's Ministry of Foreign Affairs from 2015 to 2018. Around 2017 he moved into agriculture, real estate and development, including the early stages of Yerevan's Komitas Market.

That background shows in the group's design. Building a holding where each unit supplies the next is a systems decision more than a construction one, and it was made before most of the units existed.

Three years in, the structure is in place and the projects are underway. The measure of whether integration was the right call will be delivery on the Cascade programme and whether the steel arm can sell at volume to customers outside the group.
